This organization has been created to empower people to own their own home. We are not a bank, we are not a financial advisor nor get involved in lending. We facilitate group purchasing by helping buyers join forces and purchase with other buyers. There are many reasons that obtaining a loan to buy a home is increasingly difficult or in many cases impossible. Many people have substantial savings, but are unable to obtain a loan. This is where we come in.
Joe, Jill, Irene and Dave may be just like you.
Joe is working hard to save up for a home but as soon as he thinks he has enough deposit, home prices increase and it is again out of his reach. Joe has $200,000 to put towards a home.
Jill is recently divorced, the house was sold and proceeds split and she now finds herself with $300,000. She is now renting as she has 2 dependants and is not considered unsuitable for finance even though she has a job and savings.
Irene is young, living with housemates paying room rental and has saved up $100,000 towards her home. She works hard but does not want to be tied down to a 35 year loan just yet and wants to travel.
Dave has a bad credit rating, he has $150,000 from sale of assets, has paid off all of his debts, however due to his credit rating or previous bankruptcy is unable to obtain a home loan.
Independently they are unable to buy but if able to combine their savings they have $750,000 to purchase a home with no loan applications, just a straight cash purchase. But how do they find each other? This is where we help and we do this by providing the legal parameters to ensure it is done correctly with no risk to each buyer. This is a simplified run down of how we help put this together:
Joe, Jill, Irene and Dave have all seen our advertising. They are keen to know more and have emailed us their non-binding expression of interest form (found here). The expression of interest form helps us to understand your ideal purchase structure and how much you have saved to put towards a purchase.
Someone from our office will provide an email reply with further information. Once the buyer has read through all of the detailed information they can then choose to have a meeting to discuss the process and address any questions.
Joe, jill, Irene and Dave have done this and are keen to move forward. Empowered now engages their lawyer to provide contracts to each which in simple terms outlines the terms for each owner. For example, the percentage they will own, how the ownership will be structured, the term of ownership (suggested 10 years), how to exit if they want to sell their portion before the 10 year timeframe and all other relevant details to avoid any potential issues or conflicts which is the reason we are involved. All of this would have been discussed in the initial meeting but will now be formalised in a contract.
Once the legal agreements are signed, the buyers will transfer all of the funds into a trust account held by our lawyers, only the lawyers will have access to the funds and will require approval from all parties to transfer any of the funds. We will then proceed to find a home to purchase within the budget. Once buyers agree to the purchase, the deposit is paid and settlement will proceed quite quickly as funds are already in the account. The buyers will now have ownership on title, they are now property owners with no debt. They can drive past and view their property, or if it in a distant location can view over the net, they can see their asset and will be sent property inspection reports and trust account statements as any owner renting a property would.
Depending on the goals of the owners, the rental income can accumulate and be used to buy another property in a few years’ time. By then the group will have a solid rental income history and a healthy trust account balance, likely the home will have increased in value and thus be in a better position to purchase another home. This is the beginning of their property empire, all with no extra stress and knowing they own a piece of something whilst being able to go about their lives knowing they have entered the market.

Having had years of experience in the Property Industry as Developers and Project Managers, we will provide all of the information to ensure you have the knowledge, examples and confidence to start creating your portfolio. We can also provide examples of legal and point you in the right direction for legal advice. Alternatively, you are welcome and encouraged to obtain your own advice.
The owners of the company feel passionately about the benefits of home ownership in Australia. This idea came about from observing friends who have gone through a divorce and come out with some money but not enough to own a home, thus being in a position where they are unable to get a loan for a home and are stuck in a rent cycle. We came up with the idea of helping these to join with others to buy a home jointly so there are no banks involved (we don’t like debt or banks), agreeing to hold for a 5 to 10 year period, earning debt free income via rental income which can help towards cost of living and opening themselves up to capital gains and the security of knowing they have a property. We will find like-minded buyers, manage the paperwork/legal agreements and help to manage all parties throughout the cycle. We have over 25 years of experience in the industry and will use our many contacts to ensure this is a safe, secure arrangement for all involved. This is not a get-rich-quick scheme; this is about starting again and feeling empowered and educated with the confidence that your money is working towards a better future.
